HST Rebate Application Service

If you have bought a new property to produce rental income, OR built or substantially (over 90%) renovated your home, you are entitled to receive a rebate from CRA on HST(GST) paid to the builder or the contractors.

Answer a few self-assessing questions below to find out if you can claim the GST/HST rebate now.

Owner Built or Substantially Renovated Property
  • Did you newly build or substantially (over 90% change) renovate a residential property?
  • Was the construction substantially completed within last 2 years?
  • Did you (home owner) receive invoices from contractors/suppliers in your name?
  • Did you or your tenant currently occupying the property?
  • If your property's fair market value is above $450,000, did you pay the contractor/supplier HST (instead of GST only)?

If you answered "yes" to all questions, you are qualified to receive GST/HST rebate from CRA. 
New Residential Property Purchased from a Builder for Rental Purposes
  • Were you denied GST/HST rebate from the builder?
  • Did the final closing take place within last 2 years?
  • Is there a tenant currently living in the property?
  • If your property's fair market value is above $450,000, did you pay the builder HST (instead of GST only)?

If you answered "yes" to all questions, you are qualified to receive GST/HST rebate from CRA.

Service Process

GST/HST Rebate Application can be prepared either in person or through electronic correspondences.
IN PERSON
  1. Initial Meeting (bring all required docs, see below)
  2. Preparation of Application: May require some verification of invoices
  3. Final Meeting: Document Signing & Payment
  4. Documents sent to CRA by us.
  5. 1-3 month CRA processing time
  6. Rebate cheque mailed by CRA or Direct Deposited to your bank account.
THROUGH ELECTRONIC CORRESPONDENCES
  1. Fax or Email all required docs & information (see below) plus a copy of your driver's license.
  2. Preparation of Application: May require some verification of invoices
  3. Payment
  4. Documents electronically sent to you to be signed and mailed back to us.
  5. Documents sent to CRA by us.
  6. 1-3 month CRA processing time
  7. Rebate cheque mailed by CRA or Direct Deposited to your bank account.
Required Documents and Information:
For owner built and substantially renovated properties: all invoices, deed/transfer, SIN, building permit, brief description of renovation (if applicable).
For new rental properties: final statement of adjustments, agreement of purchase and sale(APS), amendments to the APS, lease agreement, Social Insurance Number (SIN) or Individual Tax Number (ITN).
